How much it costs in El Monte, how long it takes, who handles the permit, and what a quote should contain before you accept it.
The eight questions that actually decide roof replacement, answered with published numbers.
A house in Los Angeles County is estimated at $10,000 to $25,000 for most jobs. Composition runs $7 to $11 per square foot locally against about $4 nationally, which is why online calculators read low. The inspection is free and the quote is written, because pitch, access, covering and what the old roof was hiding all move it.
In this city the commonest reason is that they are not counting the same structures -- one included the detached garage and the addition, the other priced the house. After that it is a tear-off versus an overlay, and how sheathing replacement is priced. Ask both for the price itemized by structure and the difference usually explains itself.
You can, and on a parcel with several structures it is often the right answer, because each structure has its own 50% test. What nobody volunteers is that the fixed costs -- permit, mobilization, waste, a crew day -- do not shrink. Phasing one house roof over two years usually costs more than doing it once.
Usually yes, and not for the reason people expect. A garage roof has no insulation and minimal ventilation because neither mattered over a car. Put a bedroom under it and you get condensation that behaves exactly like a leak. Doing it before the ceiling is lined is much cheaper than after.
Re-roofing is permitted work and we pull it. Which city matters more here than almost anywhere: El Monte and South El Monte are separate incorporated cities with separate building departments, and an application on the wrong desk costs a week. The inspection that comes with the permit is your independent check that the specification you paid for is what went on.
Not on a pitched roof here. The steep-slope cool-roof requirement applies in Title 24 climate zones 10 to 15, and El Monte is in zone 9. Low slope is different -- an aged SRI of 75 applies in all sixteen zones once you replace 50% or more of the roof area in a rolling year. Anyone telling you a pitched El Monte roof must be a cool roof is quoting the wrong zone.
Two to four days per structure once it starts: tear-off and dry-in on day one, covering after. Tile takes longer than composition, and a sectional relay on a tight lot longer again. Weather moves it, and we will not dry-in a roof we cannot finish.
No. The inspection is free, it covers every structure on the parcel rather than the one you rang about, the written quote is free, and neither carries an obligation. What we will not do is give you a number at the curb without going up.
